Four documents a landlord needs at every stage of a tenancy. Fill them in directly in your browser and print them ready-written. No sign-up, no payment, no email address.
The forms are filled in in your own browser. If you are not signed in, the data never reaches our servers — it stays in the tab for the session and disappears when the tab is closed. That is also why the form does not remember your agreement afterwards: print it or save the PDF yourself.
If you want to keep the agreement, a paid subscription lets you — and even then only when you press Save to portfolio. Nothing is stored in the background.
Why these are free
A landlord's everyday work is made of these papers. There should be no paywall in front of a contract template — and one costs us nothing, because a form filled in without signing in is neither stored nor processed anywhere. What we charge for is the work done before the agreement: the property's cash flow, the housing company's hidden debt, the repair backlog and turning a condition survey into euros — plus storing completed agreements in your own portfolio.
Keep your agreements in your own portfolio
A printed agreement is a single piece of paper. When the tenant changes, a term is amended or the deposit is disputed, you need the version that was in force then — and often the one before it.
With a paid subscription a completed form can be saved to your own portfolio: it stays on your account, reopens later for editing and printing, and can be attached to a property in your portfolio — so the agreement is found with the very flat it concerns. The three previous versions are kept, so a term overwritten by accident can be restored.
Saving is the only part that requires a subscription. You may read, print and delete your own documents even after the subscription has ended — your own data is not locked behind the paywall. Everything stored is also included in the response to a data subject request.
What every document must contain
Tenancy agreement
The Finnish Act on Residential Leases (481/1995) requires a written agreement. An oral agreement is deemed to be open-ended. Record at least:
- the parties and the leased premises specified (address, flat identifier, floor area)
- the amount of rent, the due date and the account number — plus the basis for any rent increase if one is agreed
- the term: open-ended or fixed-term (and the end date)
- the deposit: no more than three months' rent (section 8 of the Act on Residential Leases)
- what the rent includes — water, electricity, parking space, sauna
Notice of termination
Notice must be given in writing and verifiably. The notice period runs from the last day of the calendar month in which notice was given.

The landlord must also state the grounds for the notice; the tenant need not give reasons. Keep proof of service — a signed receipt, an acknowledgement or two witnesses.
Payment reminder
Send the reminder immediately after the due date and always before debt collection. Itemise the overdue rent month by month, give a new payment date and state the next step if payment does not arrive. Repeated non-payment is grounds for terminating the tenancy, but termination requires a written warning — the reminder is also the document you will rely on later.
Condition inspection record
Done twice: at check-in and at check-out, with both parties present and signing. Without a check-in record you can in practice withhold nothing from the deposit, because the flat's starting condition is unproven. Record the findings room by room and take photographs.
